Project Summary
This research aimed to evaluate the potential for Conservation Purpose and Public Benefit on a 16-acre tract located along Vestal Parkway and the Susquehanna River in Vestal, New York. The study presents conservation planning and programming that promote responsible and sustainable management of the property's unique and valuable land and water resources. was completed, the property was donated to the Town of Vestal as a conservation easement. The process was guided by landscape planning methods that integrate conservation policies with best management practices. The project team examined environmental, social, and economic factors in the surrounding area, including ecosystem services, transportation, infrastructure, population trends, development patterns, and recreational opportunities. The analysis covered existing site conditions, relevant federal codes and standards, various spatial and temporal socio-ecological scales, and conservation-oriented programmatic uses.

Conservation Development Study
Creedmoor Conservation & Development Study
Location: Granville County, NC | Size: 73 acres
This project examined how a 73-acre wooded property near Creedmoor, NC could support a balanced mix of residential development and land conservation. Our team conducted an in-depth analysis to identify opportunities that preserve key environmental features while offering long-term public benefit. Through a strategic, research-driven approach, we evaluated the site's ecological value, surrounding infrastructure, and regional growth patterns. The study aligned with local, state, and federal guidelines to ensure regulatory compliance and meaningful conservation outcomes. The final plan offers a thoughtful vision that blends sustainability with smart land use.

Holden Gateway
Holden Beach Character + Density Study
Project Overview
This project conducted research to evaluate the highest and best potential uses of two properties centered in the Town of Holden Beach, NC. Using the Coastal Dynamics Design Lab's expertise in ecological and landscape planning, community resilience, and coastal hazard mitigation, the research team undertook analyses to identify and describe multiple land use scenarios. The study evaluated contextual factors and resilient solutions that are appropriate for a barrier island. Findings and resultant recommendations address how novel approaches to architecture, landscape architecture, and urban design can inform a variety of sustainably driven schemas that complement community character and strengthen town fabric.

The land, in its natural state, was positioned to reduce the impact of environmental forces such as flooding. Through the years, natural land use practices have changed their protective features; however, these features may be restored by applying Land South’s LandSmart mitigation methodologies.
Land South has developed LandSmart programs for the restoration of the land’s natural mitigation features. Our programs are applicable for mitigating flooding in both urban and rural environments. Flood-damaged properties can be made productive.
